Immo-Rohr Kft. has launched a project to restore historic monument sites in the Erzsébetváros (7th) district of Budapest. A total of 82 fl ats, 2000 square metres of offi ce space and a four-level parking garage will be built in a 2.5 billion forint investment in the Erzsébet Residence. The building under Klauzál Street 7-9. has been emptied in preparation for demolition works to start. As a result of the development, the protected street-front building sections, built in a fauxhistoric style, will be renewed, and two new wings connected to them.

Under the project linking the properties, the front wing and façade of the residential buildings will be restored to their original status, in keeping with regulations concerning historic monuments. These historic building sections will give home to the offi ces, while the fl ats will be located in the newly built sections of the rear wing. The two functions will be connected by a courtyard, and there will be roof terraces built on top of both wings, thus creating 210 square metres of green surface as a result of the development. The project is expected to be completed in the fi rst quarter of 2010.

Boutique office on Váci Road

The investment being launched on the corner of Váci Road and Dunyov Street recalls the style of boutique hotels. The gross 10 thousand square metre office building will have only 6500 square metres of leasable space, but increased emphasis will be placed on large and specially designed common spaces. Design elements will also dominate the exterior of the building.

The office building will target primarily smaller companies, and offered services will also exceed basic needs, therefore rents will be above the usual 13-13.5 euro levels of Váci Road. The owner of the 3.5 billion forint project is Fercom Kft., and the developer handling project management tasks is AL Holding. Completion is planned for next summer.
